Will the apartment really be mine?
Yes, and the state provides the proof. In Turkey, ownership is recorded at the land registry, the Tapu Müdürlüğü. The deed is called a Tapu. It carries your name and your photograph and sits in the state register.
As a foreigner you are registered there just like a Turkish citizen. The transfer takes place before an official. If you do not speak Turkish, a sworn interpreter must be present. Turkish law requires it.
So you are buying through a register you can look into yourself.
Will the building actually be finished?
That is the right question to ask when you buy off plan.
We are on the construction sites in person every month and we sit in the technical planning. We have bought apartments there ourselves. If something goes wrong here, it hits us first.
The construction progress is plain to see, and a large share of the apartments has already been sold. You get photographs and videos of the current state, and you can fly out and look for yourself at any time. The MILAN Group has completed properties in Alanya that you can view. You can check the building permit, the construction approvals, the land register entry and the site with your own eyes.
And you do not pay the full amount up front. Forty percent is the down payment, the remainder goes through a bank loan or monthly instalments over up to twelve months. Your payments therefore run alongside the construction.
The completion date differs from project to project. For Milan Gardenia the developer states March 2027. Earlier figures from brochures are out of date and we do not adopt them. If anything is delayed, you hear it from us.
What about earthquakes?
On the earthquake map of the Turkish disaster authority AFAD, Alanya lies in zone four, the second lowest of five levels. Turkey is still an earthquake country, and nobody should tell you that the ground here does not move. Off the coast there were quakes between 4 and 5 in 2020 and 2021, without damage to buildings. The major quakes of recent years were in the east and south-east, several hundred kilometres away.
The year of construction matters more than the region anyway. Since January 2019 the Turkish building code TBDY 2019 has applied, considerably stricter than anything before it. Both projects are being built to it. We ask for the construction approvals and pass them on to you.
On top of that comes compulsory cover. Without the state earthquake insurance DASK you do not get a land register entry.
What about currency and politics?
You pay in euros, in US dollars or in Bitcoin, by bank transfer or in cash. Whatever the lira does, it does not affect your purchase price, and the land register carries your name.
We do not comment on Turkish politics. What we can show you is where the state is currently putting money into this region. A motorway from Antalya to Alanya is under construction, 122 kilometres. Once it is finished you will drive that stretch in around forty minutes instead of about two hours. With Gazipaşa, Alanya has a second airport right on its doorstep, twenty minutes away. A high-speed rail link to Antalya is planned.
And there is an industry growing quietly alongside it. Alanya has several clinics and a university with a medical faculty. Health tourism is one of the region's economic drivers.
What does an apartment cost?
The price depends on type, floor and fit-out. At Milan Gardenia the entry level is 150,000 euros. You get binding prices for the units that suit you together with the current documents.
Can I use the apartment myself?
It is your apartment. You go there whenever you want, with no booking, no seasonal rates and without asking anyone. If you want to let it during the time you are not there, you can. But you never have to.
Can H24 let my apartment?
Yes. Marketing, bookings, guests and billing run through our office in Germany, cleaning and maintenance on site. This is our day job, we run our own hotels. You receive your share of the booking income and decide afresh for every period whether your apartment is let at all. Taking part is not required.
What documents do I get?
Floor plans, the price list, the construction schedule, the building permit, the construction approvals and current photographs of the site. You get everything we hold, and you are told what is still missing. Where an image is a visualisation, it says so.
Is the apartment furnished?
It is handed over unfurnished. You can add a furnishing package, graded by apartment size. What exactly it contains is set out in the documents for the unit you choose.
Who answers my enquiry?
A person from our office in Berlin who answers in German. We are on the sites every month and in constant contact with the MILAN Group, so we know where things stand. You are told what the documents do and do not say.
Are the images shown photographs?
Partly. Site photographs are real and labelled as such on the image. Views of the finished development and the interiors are visualisations, and that is on the image too. We do not blur the two.
